Parcelory™ beta terms

Effective October 1, 2026; pricing, allowance, report access and GPS permission details clarified October 13, 2026. Parcelory is a property research tool by Landlord Calculus.

Confirm the property

Photos and GPS provide clues, not proof of an address. Confirm the street, parcel and unit before relying on a report. Only photograph property from a place you are permitted to be.

Estimates and coverage

Records may be missing, dated or inaccurate. Assessor values are tax records and are not current market estimates. Values are estimates, not appraisals, guaranteed prices or advice to buy or sell. Verify source records, condition, zoning and boundaries independently. Photo reading and current market estimates are available only when the scan page indicates these services are active. Public records cover selected cities and counties. Commercial property records and automated market estimates, when available, are supplied by RentCast; comparable listing prices are not verified closed-sale prices.

Photo observations

AI photo observations describe only visible areas. Material identifications are tentative. A photo cannot establish hidden damage, leaks, structural soundness, remaining service life or repair costs. Confirm the photo shows the selected property and use a qualified home inspection to evaluate its condition. Photo observations do not change the displayed value or rent estimates.

Property analyses

Everyone starts with 5 free Parcelory property analyses without an account. Joining the email newsletter unlocks 10 additional free analyses, for 15 total. These introductory allowances are one-time, not monthly. After using free and newsletter analyses, users may purchase a single report where the pilot is available or subscribe to Plus, Pro, or an eligible existing Ultimate plan. Photo, nearby and address searches are free and show matching identifiers. Selecting “Unlock report · 1 analysis” uses one analysis when that property report successfully loads, including a report with partial records. Failed or empty report attempts do not use an analysis. Each different property requires its own unlock. Completed reports are saved to your history. Unclaimed properties include 30 days of free saved-report review from the latest charged analysis; renewing access after that requires an explicitly confirmed fresh lookup using one analysis when the report completes. A property claimed by your account retains free saved-report review, including after your subscription ends. Fresh lookups for a property claimed by your account are free for 90 days from its latest charged analysis; later refreshes use one analysis when the report completes. Free refreshes do not extend the 90-day window. Each report shows its applicable deadline and analysis cost before you proceed. Earlier snapshots remain in history subject to the current review window. Guest reports are tied to a signed browser cookie. Sign in on that browser to transfer them to your account for access across devices before clearing browser data. PDF/Excel analysis exports are free, while Document Center draft downloads follow the separate per-file prices described below. Do not use bots, bulk extraction, account sharing or repeated accounts to evade limits.

Paid plans

Plus has a standard price of $20 USD per month and includes 40 property analyses per billing month. Only first-time paid Parcelory subscribers qualify for the published Plus introductory offer of 50% off their first three monthly billing periods ($10 USD per month before applicable taxes), after which the standard $20 USD monthly price applies until canceled. There is no separate weekly Parcelory allowance. Unused analyses do not roll over. Pro costs $50 USD per month and includes unlimited Parcelory property analyses while the subscription is active. Existing Ultimate subscriptions retain their recorded $65 USD monthly contract and include unlimited Parcelory plus all available Landlord Calculus document drafts and downloads. Ultimate is no longer offered to new customers. Document previews are free with an account. Document Center RTF, plain-text and fillable PDF downloads cost $3.99 USD per file on Free and $0.99 USD per file on an active Plus subscription; active Pro and eligible existing Ultimate or Documents subscriptions include unlimited downloads. A purchased file can be downloaded again at no extra charge; a revised document or different file format is a new download. See the document purchase terms for full conditions and existing purchase rights. Document drafts require completion, applicable attachments and local legal review. Marketplace listings are separate one-time charges: $99 for verified active Pro, $149 for verified active Plus, or $199 for other sellers per approved 30-day listing; see the listing terms. Third-party professional services are separate. Paid plans renew monthly until canceled. Cancel or change plans through Manage subscription; access continues through the paid period. Paid access begins only after payment is verified, and payment failures can suspend paid access. Provider, security and anti-abuse safeguards still apply to unlimited plans. Coverage varies by address; a current estimate is not available for every property. Photo reading is available when indicated on the scan page and is not required for GPS/address analysis.

Existing subscribers may have a previously purchased price or allowance. My subscriptions displays the recorded billing contract, not an automatic change to a new advertised price. Review and confirm a plan change in secure billing before it is applied. An already-paid allowance is not reduced solely because the current public offer changes.

Pay-as-you-go report pilot

Where available, the limited pay-as-you-go pilot costs $1.49 USD for one Parcelory property analysis, charged once through Stripe. It does not create a subscription or recurring billing commitment. Customers must sign in with a verified account and use their included free and promotional analyses first. The pilot is limited to 50 purchases overall, with at most three purchases per customer. A purchased credit remains available until one qualifying property report is completed; an unsuccessful, invalid, or expired report attempt does not permanently consume it. Returned payments and chargebacks may revoke unused credits. Report estimates depend on available property records and do not guarantee a valuation. Buying a single report does not count as a paid subscription and does not disqualify an otherwise eligible customer from a first-time Plus introductory offer.

Photos, location and usage

When photo reading is enabled, taking or uploading a photo sends it to the image-analysis service to read visible address clues and describe exterior materials and visible condition. When photo reading is unavailable, the photo stays on your device. It is not saved to your account.

GPS permission when using Parcelory

When you choose Take a Picture, Upload a Picture or Find nearby properties, Parcelory checks your device’s location during a short foreground session after your photo selection or nearby-search action. Location permission is optional and controlled by your browser; accepting these terms does not itself grant location access. You can decline or revoke access in your browser or device settings. Parcelory does not continuously track your location or run a background GPS watch. It may show a recent estimate while checking for a fresh estimate, then uses one chosen location estimate to find nearby parcels. Location checking stops when it finishes, is canceled, or you leave or hide the page, and does not restart automatically. Parcelory does not save a travel history. Entering a street address searches that address, not your current position; no device location is requested or attached. Typing an address does not request camera or location access. For a picture taken elsewhere, use the actual property address rather than the device’s current location. Photo review and address searches remain available if GPS is declined.
