Loan structure, points & initial vacancy

Interest-only months are part of the amortization term. Any remaining loan balance is paid at maturity. Initial vacancy precedes ordinary vacancy; it is not deducted twice. Holding costs continue during vacancy.

See the core formulas
NOI

Effective rental income minus operating expenses, before mortgage principal and interest.

NOI = Effective Gross Income − Operating Expenses

Cap Rate

Annual net operating income divided by property purchase price.

Cap Rate = NOI ÷ Property Value × 100

Cash-on-Cash

Annual pre-tax cash flow divided by the initial cash invested in the deal.

Cash-on-Cash Return = Annual Pre-Tax Cash Flow ÷ Total Cash Invested × 100

DSCR

Net operating income divided by annual principal-and-interest debt service.

DSCR = NOI ÷ Annual Debt Service

Cap rate and DSCR use conventional NOI before capital reserves. Cash flow deducts the capital reserve and debt payments. For apartments with 5+ units, income-based valuation uses conventional NOI before that reserve. Residential 1–4 unit homes and condos use purchase price plus observed ZIP appreciation.
