Import one row per property, map the columns, and review the assumptions before opening a deal in the analyzer. Use your actual expenses when you have them; use our clearly labeled benchmarks when you do not.
1. Choose a deal spreadsheet
CSV or XLSX · up to 5 MB · 1,000 deal rows · 60 columns. Download the sample CSV template.
The original file is read in this browser, not uploaded. Only the deal you choose is passed to the analyzer. Analyzer values are stored on this device; portfolio saving and account sync are separate actions. Remove tenant names, bank details and other unnecessary personal information. Scanned PDFs, unstructured rent rolls and T12 statements are not automatically interpreted.
Start with the template for the most predictable mapping.
Cells explicitly formatted as percentages are converted automatically. Formula text is never executed. Password-protected workbooks and macro-enabled files are not supported.
2. Confirm the column mapping
Use only one column for each expense or income field. Select the correct annual/monthly and whole-property/per-unit basis. Unrecognized columns are ignored.

What happens next?
Open a validated row in the analyzer, replace missing costs with bills or sourced benchmarks, stress-test the deal, compare up to three scenarios, and export your analysis. Your spreadsheet does not become a public listing.
