Calculations and saved work

The calculators run in your browser. Analyzer assumptions and guest saved deals can remain in this browser’s local storage until you clear them. Anyone using the same browser profile may be able to view that work. A share link contains the deal assumptions included in its URL; share it only with people you intend to give those details to.

Accounts and cloud portfolios

Account sign-in and cloud portfolios use Supabase. Signing in sends authentication details to that service. Saving or importing portfolio records while signed in stores those records with your account. Google sign-in, when available, also uses Google’s authentication service. Private portfolio access is restricted to the owning account. Optional other asset balances, other debts and cash-flow goals are stored with that same private account. Clear these fields and save to remove their values.

Property data and public submissions

ZIP and location lookups send the requested location to our data endpoints and their public data sources. The site is hosted through Cloudflare, whose infrastructure processes requests and technical connection information. Marketplace and leaderboard entries that are explicitly published can be viewed by other visitors. Avoid including confidential information in public submissions.

Parcelory anonymous allowances

Parcelory gives anonymous visitors a limited free analysis allowance. A secure browser cookie normally keeps that allowance with the browser. If the cookie is missing, such as after a private/incognito session closes, our server may derive a one-way pseudonymous key from transient connection and browser context solely to reduce repeated creation of new anonymous allowances. The raw IP address, browser user-agent and language values used for this fallback are not written to the Parcelory allowance record; only the one-way derived identifier is used for allowance enforcement. Newsletter bonus analyses can be attached to that anonymous Parcelory identity without requiring an account. If you later create an account with the same newsletter email, the remaining bonus can follow the account rather than being granted twice.

Brochure area data

Brochure generation sends the entered ZIP and state to our area-data endpoint. ZIP demographics come from the Census Bureau; crime context uses FBI state-level estimates. The address and party names are not sent for this lookup. Source dates and geographic limits appear in the brochure.

Property tax searches

ZIP tax estimates send the ZIP to our server and the Census Bureau; the purchase price stays in your browser. When enabled, address or parcel searches send the entered property details to ATTOM only when you request the lookup. We return selected tax/assessment fields, not owner contact records. Applying a result can include its tax amount, year, ZIP and source/date in your saved analysis and reports. Property lookup responses are not cached by our application. To limit paid requests, the server uses a salted month-scoped hash of the connection IP and request timestamps, retained for up to 40 days. Liens are not searched by this feature.

Public community questions

Questions and replies appear publicly immediately under your chosen nickname. Your account email and Google profile name are not displayed with posts. A private account-to-nickname record supports account access and moderation. Members can report posts; reports and reporter account IDs are accessible only to authorized moderators. You can remove your own posts, and moderators can remove reported or inappropriate content. Removed content is hidden from public view but may remain stored for moderation. Optional signatures appear publicly with your posts and can be edited or cleared in Community or My Account. Helpful vote totals and author points are public; voter identities are not shown publicly. Vote records are stored privately to enforce one vote per member per post and let you undo your own vote. Removed posts and replies beneath a removed question do not count toward points. A nickname does not hide information you choose to include in a post or signature.

Documents and spreadsheets

When you request a document download, the relevant inputs are sent to our secure server. One-time purchases store the selected snapshot or document privately under your account for repeat downloads. Subscription downloads process the provided inputs to create the file. A non-content purchase reference may be kept in this browser tab to reuse an unfinished checkout. Document previews remain in the page while you work. Stripe processes payment information and receives your account email and purchase identifiers, not the document or deal contents. Manage or cancel subscriptions on the Downloads & billing page. Downloaded files remain wherever you save them. Spreadsheet parsing also runs in your browser; values you choose to load into the analyzer or save to a portfolio then follow the storage behavior described above.

Advertising and measurement

The homepage uses a Google Ads tag to measure visits resulting from advertising and help optimize our campaigns. Google may process cookies, advertising click identifiers, page visits and technical connection information for this measurement. We do not intentionally send calculator inputs, saved deals or document contents through this tag. We also use a dedicated Google Analytics 4 property to measure page visits, sessions and engagement across this website, including completed analyzer use, requests to download an analysis PDF, and the signup funnel. Signup events include only an action name and a general form placement; email addresses, consent tokens and entered property values are excluded. Google may process cookies and technical connection information. Analytics page URLs omit private inputs and fragments, retaining only approved campaign-attribution parameters; automatic form and site-search measurement is disabled. Calculator inputs, saved deals, document contents and account details are not sent by our Analytics integration. Advertising personalization and Google signals are disabled for this Analytics tag. We also use the Reddit Pixel to measure page visits, completed property analyses, and successful newsletter or account registrations. Reddit may process cookies, Reddit ad click identifiers and technical connection information. Our integration sends action names only; automatic email and phone matching and enhanced page metadata sharing are disabled. Calculator inputs, property details, account identifiers and email addresses are not included in our event payloads. Tracking does not load on shared-deal or authentication links or when the browser sends Global Privacy Control or Do Not Track. See Reddit’s privacy policy.

Optional saved property photos

Parcelory photo files are not saved automatically. For a saved property report, you can choose to save a sanitized display copy privately in our existing Supabase storage or choose not to save it. The copy excludes original filenames and photo metadata such as EXIF/GPS. Saving a file does not start AI analysis. Private copies are available in the app only to their uploader; authorized hosting operators retain technical access.

A separate, unchecked sharing choice makes that photo and its optional caption available to signed-in Parcelory users with current access to a matching property report. Sharing does not reveal your private report, contact information or other private photos. You can unshare or remove a saved photo later, including after report review expires. Only photos you explicitly select are included in a report download.

Unsharing revokes community access immediately. Removal hides the photo and requests deletion of its stored file; failed file deletions retry during authenticated service activity. Photo files are not part of our database backups. Limited removal receipts and database metadata backups may remain; the current daily backup retention is about seven days. Previously downloaded copies cannot be recalled. Existing saved AI observations are separate from photo-file storage.

Contact and removal requests

Use portfolio controls to remove saved records. You can clear guest data through your browser’s site-data settings. For account or data questions and removal requests, contact inquiries@landlordcalculus.com. Emailing us sends the information you include to our email service.

Email updates

You can subscribe without an account. We store your email address, selected interests, signup placement, consent date and version, and unsubscribe status in Supabase. We use these records for the updates you request. The free checklist and sample newsletter are available without subscribing. Authorized administrators can export active subscriptions for sending.

Every newsletter must include a personal unsubscribe link; no account is required to opt out. If automated welcome delivery is configured, our email provider Resend processes the recipient, message and delivery status. The form confirms when your signup has been stored; it does not promise that an email has been delivered.

To limit abuse, we store a keyed hash of the connection IP with request counts. Raw IP addresses are not stored in the subscriber table. Rate-limit records older than two days are pruned when new signup requests are processed. Our hosting providers may also retain their own technical logs.

This browser remembers successful signup to hide repeated signup prompts. Dismissing the optional signup bar hides it for 30 days. These preferences contain no email address and can be cleared with your browser’s site data.
