Starts with the top 25 by measured appreciation. Search any covered ZIP or place to explore its numbers.

FHFA’s experimental ZIP indexes can be volatile, especially in small markets. Large one-year increases need local verification.

Measured appreciation

FHFA’s experimental, not-seasonally-adjusted annual five-digit ZIP all-transactions index uses repeat sales and calibrated appraisals associated with Fannie Mae and Freddie Mac mortgages. It is a home-price index, not the change in a typical listing’s asking price. Commercial buildings and all local sales are not fully represented.

The default ranking uses the published 2024–2025 annual change. Three- and five-year figures are compounded annual growth rates, not cumulative returns. Missing years remain unavailable. Only ZIPs with valid observations and a US state/place label appear. No transaction-count threshold is applied: the workbook does not provide those counts. Ties sort by ZIP.

2026 trend scenario · estimate

The scenario repeats the 2022–2025 annualized growth rate for one more year:

(2025 index ÷ 2022 index)⅓ − 1

The chart extends the 2025 index by that rate. This is a mechanical scenario, not observed 2026 ZIP growth, a provider forecast, or a probability estimate. It does not account for changing interest rates, supply or local conditions. Missing or interrupted three-year history produces no estimate. Past growth can reverse.

Rental cash-flow screen

Census 2020–2024 ACS five-year estimates (in 2024 dollars) supply median contract rent, owner-occupied value and annual owner-occupied property tax. These describe different populations and are not current asking rents, matched rental properties or exact tax bills. ZIP-to-ZCTA matching uses the same five-digit code; their boundaries are not identical.

Eligibility requires at least 100 estimated owner-occupied and 100 renter-occupied homes; positive, uncensored medians; and available 90% margins of error no larger than 30% of each median. These household totals are not survey sample counts. Rent/value ratio is annual median rent ÷ median value. Monthly cash flow deducts modeled vacancy, financing, insurance, reserves, taxes and other costs. It is not actual market net income.

Dates & coverage

Snapshot information appears after the data loads.

Names and state labels are from GeoNames, used with attribution. A postal ZIP may cover more than one place; the displayed name is a reference label. Rankings cover available US states and DC, not every ZIP. Figures are nominal and are not adjusted for inflation.

Use these screens to choose markets to research. Confirm rents, reassessed property taxes, expenses and sale comparables for the particular property before investing.
