Top areas for rent growth

Start with major metro areas, or include all areas with sufficient published history.

Metro areas can span multiple states. The state filter uses the source’s primary state. These are regional trends; ZIP-code results may differ.

Historical rent growth can reverse and does not measure rental profit.

THE SOURCE BEHIND THE RANKING

Observed growth. Clear dates.

What rent growth measures

Source: Zillow Research, Zillow Observed Rent Index (ZORI), all homes plus multifamily, smoothed monthly series. ZORI tracks asking-rent changes using repeat rental observations and weights for the rental housing stock. It is not actual lease income or a property-specific rent quote.

Annual growth = (latest monthly index ÷ the same month one year earlier − 1) × 100. Rankings use unrounded values; rent amounts are rounded to whole dollars. Negative values mean rents fell. No forecast is used.

Which areas qualify

The default view ranks eligible areas among the source’s 100 largest markets, using Zillow’s SizeRank. Choose all available metro areas to include smaller markets. Each area must have 13 consecutive positive monthly observations. Missing data is not filled or treated as zero; the national aggregate is excluded. Ties sort by area name, then source ID.

Smaller markets can be volatile. Zillow does not supply local sample counts in this file, so no transaction-count threshold is implied. Rankings cover available US states and DC, not every area.

Dates & coverage

Snapshot coverage appears after the data loads.

Appreciation rankings use a separate annual FHFA ZIP dataset. The dates and geographic boundaries differ; do not combine the two rankings into a single investment score.

From an area to a property

Use this list to choose places to research. Check current comparable rentals, vacancy, operating costs and financing before analyzing a particular property. High rent growth alone does not establish a profitable investment.

These national research rankings are broader than Parcelory™’s current report coverage. A listed metro does not guarantee an automated property report.
