Download purchase terms

Document download terms effective October 9, 2026 (2026-10-09-document-downloads). Existing contract terms are preserved.

Document Center downloads

Document previews are free with an account. Free accounts pay $3.99 USD per RTF, plain-text, or fillable PDF file download; active paid Plus accounts pay $0.99 each. A fillable PDF contains editable clause text fields and is still a draft requiring completion and legal review. Active paid Pro includes unlimited document downloads. Your verified plan determines the price shown before checkout. No subscription starts from a one-time document purchase.

A purchase covers the exact file and format prepared at checkout. Repeat downloads of that purchased file are included at no extra charge. Changes to a document or another format require a new download. Pro can generate new files without a per-file charge while active. Legal review, completion and required attachments are not included. Normal anti-automation safeguards apply.

Existing purchased documents, paid $35/month Documents subscriptions and Ultimate document entitlements are preserved. The old $10 document purchase and $35/month plan are not offered to new buyers.

Analysis PDF and Excel exports are free

No payment, account or subscription is required for PDF and Excel exports of rental-property analyses. These are different from editable Document Center RTF, plain-text and fillable PDF draft downloads, which follow the prices above. Excel-only purchases and subscriptions are no longer offered. Previously purchased copies remain available in the purchaser’s account.

Previous individual document purchases: $10 USD

A one-time purchase unlocks one document using the submitted details, in editable RTF and plain text. The purchased snapshot remains available; preview updated drafts in Document Center; new downloads follow your current plan price. Purchased copies are stored privately for repeat downloads. These are drafts requiring completion and local legal review; attorney review and official attachments are not included.

Existing Documents subscriptions: $35 USD per month

This tier includes unlimited document downloads while active. Excel is free for everyone. It automatically renews at $35 each month until canceled. Manage payment details or cancel through Manage billing. Excel-only subscriptions are no longer offered.

Manage or cancel

Open Billing & subscriptions and choose Manage billing / cancel to update your payment method, view invoices, or cancel renewal. Cancellation takes effect at the end of the paid billing period, and access continues until then. Failed payments may interrupt access. Subscription exports already downloaded remain on your device.

What the free workbook includes

The report sheets preserve the analysis at export time. The separate editable model recalculates financing and operating projections from its own input cells. Changing those cells does not overwrite the original report sheets or refresh public data. The workbook identifies supported assumptions and any unavailable estimates.

Your data and payment

Stripe processes payment details. Your account connects purchases to you, and purchased snapshots are stored privately so you can download them again. Free Excel workbooks are generated on your device. Document downloads process the document details you provide. Document details are sent to our secure server only when you request a purchase or entitled download. A non-content purchase reference may be kept in this browser tab to reuse an unfinished checkout. See our privacy policy. Calculator access and property listing fees are separate from these purchases.

Problems or refund requests

For a failed download, billing mistake, or refund request, contact inquiries@landlordcalculus.com with your account email and receipt reference. Do not send card details. Applicable consumer rights are unaffected.
