How listing and payment work

Submit your property first. Landlord Calculus reviews the current submission before requesting payment. If the submission is accepted, the seller account shows a secure Stripe checkout option. A listing is not published until Stripe confirms successful payment.

Listing service and price

Landlord Calculus is operated by EVERGREEN RENTALS AND STORAGE LLC. The one-time listing fee for an approved 30-day property listing is $99 USD for a seller with a verified active paid Parcelory Pro subscription, $149 USD for verified active paid Plus, and $199 USD for everyone else (including free and other legacy plans), plus any applicable tax shown at checkout. The qualifying plan and exact fee are checked again when checkout starts, and the quoted fee is locked to that checkout session. Previously paid listings are not retroactively repriced. A paid listing stays active for 30 days beginning when payment is confirmed and the listing is first published. There is no automatic renewal. Payment does not guarantee inquiries, a sale, financing, or an investment return.

Review and refunds

We may request corrections or decline a submission before checkout; declined submissions are not charged. If payment is captured but we are unable to publish the accepted listing, we will issue a full refund of the amount paid, including any tax collected. Contact inquiries@landlordcalculus.com about a cancellation or payment problem. Bank processing time may delay when a refund appears.

Your authority and information

You must be authorized to advertise the property and have permission to use every image and document you submit. Provide accurate information, disclose your role and material limitations, and keep availability current. Do not upload tenant personal information, account numbers, confidential records, or material you do not have permission to share.

Fair and lawful listings

No fraudulent or misleading offers, illegal content, racism, hate speech, harassment, or discriminatory housing advertisements are permitted. Follow applicable fair housing and advertising requirements. We may decline or remove content that violates these rules.

Photos, review and brochures

You grant us permission to host and display your submitted listing content and photos for the listing service and to generate your property brochure. You retain ownership of your content. Supporting documents and private contact details are available to you and authorized reviewers. A downloaded brochure may contain the property's address and photos; seller contact information is included only if you choose it. Share the file only with intended recipients.

Calculations and buyer verification

Calculated figures are estimates based on supplied information and displayed assumptions. We do not independently certify rents, expenses, title, condition or investment returns. Buyers and sellers remain responsible for verifying information and obtaining appropriate professional advice. Landlord Calculus provides advertising and educational tools and does not conduct the property sale.
