What is cap rate?

Capitalization rate compares a property's annual net operating income with its value or purchase price. NOI is income after normal operating expenses but before mortgage principal and interest, income taxes, depreciation and capital expenditures.

Cap rate is one metric, not a complete property analysis. Financing, condition, location, future expenses and your investment objectives can materially change the economics of a deal.
