Cash flow = effective income − operating expenses − capital reserve − debt service. The income and coverage figures here deduct capital reserve; conventional NOI is before that reserve.
Maintenance and capital reserve use scheduled base rent. Management uses the selected base-rent basis.

What should a cash-flow estimate include?
Vacancy applies to scheduled rent and other modeled income, consistent with the main analyzer. Subtract realistic operating expenses after that adjustment. Taxes, insurance, management, repairs, capital reserves, utilities and recurring property expenses can materially change the result.
Conventional NOI excludes debt service and capital reserve. This calculator deducts the entered capital reserve before showing income and debt coverage. Cash flow then subtracts debt service.
